Home Prices in San Diego 92130 (Carmel Valley-San Diego)  for Feb 2013

Home Prices for San Diego showed an overall increase throughout the county in February 2013 for both detached and attached homes. Total sales volume increased as well countywide for both property types. Another notable change was the decrease in the number of days the property was on the market. 
 
The increased prices and rhe ever increasing competative sitaution due to srhinking inventory has become a common theme in my covnersation with my clients.  It has become common for homes in the San Diego area to sell withing just days after listing, with multiple offers and above listing price.  It is even more important now that prospect be fully prepared to move forward as soon as a suitable propety hits the market.
 
Home Prices in San Diego 92130 Feb 2013*

Detached Home Prices in San Diego 92130 reported in increase of 18.919% from $832,500 to $990,000*(*median price). That figure is slightly lower than the 25.94% increase in the median home prices countywide of detached homes.

 Attached Home Prices in San Diego 92130 reported a slightly more modest increase of 5.789% from $380,000 to $402,00*(*median price). That figure is lower than 13.880% increase in the median home prices countywide of attached homes.

The averge days on market for detached homes sold in San Diego 92130 decreased 22.727% from 88 to 68 days for Feb 2013.

The volume of sales of attached homes in 92130 increase considerably from 17 homes February 2012 to 33 homes in February 2013.

Again, the increase in prices and the reduction of inventory is a call to action for anyone looking to purchase a home in the near future.  Or, should a potential homeowner risk higher prices and interest rates?
