VA loans in San Diego- how much home does your BAH get you?

 

It would stand to reason that VA loans in  San Diego would be a large portion of the loans closed each year. 

Most of the active duty clients I work with have one budget goal in mind- keep payment at or below their BAH benefit. The average Basic Allowance for Housing (BAH) for a service member with dependents in San Diego is approximately $2200.  

That got me thinking, how much home does $2200 buy today?  And I came up with…….$335,000!

The median Sales Price for detached homes in Oceanside is $300,000, Mira Mesa $355,000,Vista $306,000, Escondido $362,750, Imperial Beach $233,500, National City $185,000, Serra Mesa $355,000,  San Diego (92102) $234,500, Santee $305,000. *

All of these areas surround the largest bases in town, Camp Pendleton, MCAS MiraMar, 32nd St Naval Station.

Not only would our service members be able to purchase a home using VA financing and have most, if not all the payment covered by their BAH but they would also receive the tax benefit of home ownership.  And of course, they would be investing in their future!

VA financing is some of the most lenient financing available right now.  The minimum credit score is only 620 and the debt to income ratios can but pushed to over 50% if other criteria are met.

San Diego County has a loan limit of $537,500 for 100% financing under VA, however, with a down payment of approximately 15%, a veteran can borrow up to $1,094,625.
